Walmart has signed on for 40,344 square feet at Doral Atrium, the retail center Terra built on the northwest corner of Doral Boulevard and NW 79th Avenue, and it will use the space for a Walmart Neighborhood Market. Terra announced the lease on Oct. 6. Work on the store is expected to start this fall, and the developer is aiming for an opening in 2027.
The size is the part worth pausing on. Terra's own project page puts the commercial space at Doral Atrium at 78,314 square feet, so the new grocery store will take up a little more than half of the entire center. This is not a pharmacy counter tucked into a strip of storefronts. It is the anchor, and it changes what the corner is for.
What a Neighborhood Market is, and what it is not
Most Doral shoppers know Walmart through the big Supercenter on NW 13th Terrace, the kind of store where a quick stop for milk turns into a long walk past patio furniture and car batteries. A Neighborhood Market is the company's smaller, grocery-first format. According to the announcement, these stores carry fresh produce, meat and dairy, a bakery and deli, and pantry staples, along with household goods, health and beauty products and pet supplies. They also have an in-store pharmacy.
In practice that means the errands most households run several times a week (groceries, a prescription, dog food, paper towels) in a building sized to get in and out of. Walmart's pricing comes with it, which is the point for a lot of families. Think of it as a neighborhood supermarket in size, with Walmart's shelf tags.
A former office complex, now nearly full
Doral Atrium did not start life as a shopping center. Terra describes it as a redevelopment of an existing office complex at that intersection, rebuilt into a retail center paired with 350 apartments. The design architect was RSP Architectural Partnerships.
With Walmart signed, the developer says the center is about 95 percent leased. The tenants already committed include a PNC Bank branch, Bonchon Chicken, Sushi Mas, Tremble Pilates and The Good Feet Store. That leaves roughly 8,000 square feet still open, so expect a few more names before the grocery store opens.
The mix tells you who the center is built for. A bank, a Korean fried chicken spot, a sushi place, a Pilates studio and a grocery store add up to a weeknight loop for people who live within a few minutes of the corner, which is a different job from a regional mall or a big-box trip.
Why this corner, and why now
Doral Boulevard is NW 36th Street, and the stretch near 79th Avenue sits on the east side of the city, about a mile from Miami International Airport. For years the east end of Doral was mostly warehouses, freight forwarders and office parks, the logistics engine that gave the city its reputation. That is changing fast. Terra's project page notes that Doral Atrium is a few blocks from CityPlace Doral and a few minutes from Downtown Doral, and the developer counts thousands of apartments and single-family homes within close range.
The city itself is young. Doral incorporated in 2003, and the announcement puts its population at more than 87,000 today. Terra's chief executive, David Martin, framed the deal as bringing an everyday use to a neighborhood that has been growing quickly, and the numbers back him up: a city that did not exist a generation ago now has enough residents on its east side to support a full grocery anchor on one corner.
For residents, the clearest sign of that shift is simply what is being built. When a national grocer commits to a long lease in a district once known for cargo, it is a bet that people now live there, shop there and want to do it close to home.
What to expect between now and opening day
The timeline is the developer's, and grocery buildouts tend to move on their own clock, so treat 2027 as a target rather than a date to circle. Construction is expected to begin this fall. If you drive Doral Boulevard past 79th Avenue regularly, the first visible sign will be work inside the anchor space rather than anything happening on the street.
Walmart has not announced store hours, a pharmacy opening date or whether the Doral store will offer pickup and delivery from day one. Those details usually arrive closer to opening, along with hiring, and a 40,000 square foot grocery store typically staffs up well ahead of its first day.
What it means if you live in Doral
For the apartments going up around CityPlace and along Doral Boulevard, this is a grocery store within walking or short driving distance that did not exist before. For everyone else in Doral, it is another option on the east side of the city that does not involve the Palmetto or a crowded Saturday parking lot at the Supercenter.
It also says something about where Doral is headed. A city built on freight is filling in with the ordinary pieces of a neighborhood: a bank branch, a Pilates class, takeout, and now a place to pick up groceries and a prescription on the way home. That is the kind of change residents notice every day, long after the grand opening.
